Property Assessment Revaluation Notices Incoming

SWIFT CURRENT, SK – The City of Swift Current Assessment Department has begun distributing property assessment revaluation notices to Swift Current property owners this week.

Property assessments are important since they are used to calculate property taxes, which are used to pay for essential services such as police and fire protection, parks, recreation and culture, snow removal and street sweeping, as well as overall municipal operations.

Revaluation occurs every four (4) years and is legislated by the Province of Saskatchewan for all municipalities in the province. Assessment revaluation involves updating the value of properties to ensure those values reflect market conditions.

Because 2025 is a revaluation year, all properties within the boundary of the City of Swift Current have been revalued as of the base date of January 1, 2023. This base date is defined by the province and means that four (4) years of information is used to calculate property values.

“The revaluation process is important for municipalities to establish fair and equal distribution of property values among all property types,” said City of Swift Current Assessor, Julianne Rempel.  “There are several characteristics that determine value. For instance, the square footage, lot size, age, basement area, garage area, porch or deck area and many more. Other aspects of your property, like the overall condition, neighborhood, renovations and more can also affect the value,” Ms. Rempel explains.

An assessment notice is sent to each property owner for each property they own, to notify them of their assessed value and is an annual method of checking their information:

  • Titled Ownership information.
  • The Property Type.
  • The spelling of their name(s).
  • Their mailing address.
  • The school support allocation on their property.

Recipients are asked to carefully review their notices to verify that all information included is correct.

Should there be a concern with their assessment notice, recipients are required to speak to the City’s Assessment Department since it is the role of the Assessor to correct any errors on the assessment notice.

If, after speaking to the Assessment Department, they still feel their Assessment is in error, property owners may submit an appeal to the Board of Revision at any time during the 60-day window that the Assessment Roll is open. The deadline to submit an appeal is Monday, May 26, 2025 at 4:30 pm. The process and prescribed form to submit an appeal can be found on the City’s website or by contacting the Assessment Department at City Hall.

"Lastly, it’s important to remember that revaluation is an update to all values and is not a tax notice. Property tax increases are derived from the annual City budget, and taxation notices are generated in June," added Rempel. "If a property owner has any questions or concerns about what they are receiving, or if they want to inquire about the appeal process after they have reviewed their notice, I strongly encourage them to contact our Assessment Department to speak with one of our representatives.”
